Navigating along the Emerald Coast is pretty simple. US 98 runs east and west and provides the primary artery for transit from Panama City to Pensacola along the coast. US 98 is called the Emerald Coast Parkway east of the Destin Bridge and it's called the Miracle Strip Parkway west of the Destin Bridge. Much of the access to the rest of the area comes by way of several popular roads which spur from US 98. To the east is County Road 30A. "30A" runs on a somewhat parallel track to the south side of US 98. This 18 mile country road meanders near the beaches and beach villages, past the coastal lakes and forests to reveal the essence of pre-growth Florida culture. Of notable appeal is the well-thought-out bike path that runs the entire length providing a more grass roots perspective of this scenic area. This marriage of environmental sensitivities and an eclectic urban retail experience explain the migration of upscale real estate development en masse.

Old US 98 runs between Miramar Beach and Destin, with a brief interruption at Henderson Beach State Park. Referred to as "Scenic Highway 98", it offers an elevated view of some the best surfing and sunning spots frequented by the locals. This area, as well as Destin, is popular for its proximity to a complete range of entertainment and retail services. Upscale development projects continue to expand here.an on-going reinvention of the definition "luxury beach home."

Santa Rosa Island, the barrier island south of Fort Walton Beach, extends west all the way to Pensacola Beach. The island is connected to the mainland by bridges at three points from US 98. Santa Rosa Boulevard provides east end access off of US 98. The central part of Santa Rosa Island is accessible by the Navarre Bridge and the County Road 399 Bridge accesses the far western end. Adjacent to some of the most beautiful primitive coast preserves, the area balances classic beach living with peace and quiet off the beaten path.
